Vitrified clay pipe, to be precise, and if your home in Overland Park, Prairie Village, Mission, or one of the other established Johnson County communities was built before the mid-1970s, there’s a real chance some or all of your sewer line is made of it.


Imagine flipping through old county building records for a charming brick ranch in Prairie Village and discovering the original plumbing permit dates back to the Eisenhower administration. That’s not unusual here. It’s the reality for a huge number of homes across this part of Kansas, where clay tile was the standard material for sewer construction for decades before PVC became the industry norm in the mid-1970s. What Clay Tile Pipe Actually Is

The pipe itself was manufactured and installed in relatively short sections, usually around two to three feet long, connected end to end with mortar or, in later years, more flexible joint compounds. This segmented design is actually one of clay tile’s genuine strengths: it allows the line to flex slightly with ground movement rather than cracking under pressure the way a single rigid length of pipe might. It’s also why these systems have remained functional for fifty, sixty, even seventy years in many Johnson County homes, which is a testament to how well-built the original installations actually were.


Where Clay Tile Runs Into Trouble

The same segmented joints that give clay tile its flexibility are also its primary vulnerability. The key word is “maintained.” Unlike newer PVC systems, which are far more resistant to root intrusion, clay tile benefits from a more proactive approach precisely because of its vulnerability to joint separation and root growth.


A periodic sewer cleaning, where roots and accumulated debris are manually removed from inside the line, is the most direct way to keep a clay tile system functioning the way it’s supposed to. This isn’t a one-time fix — because the joints will continue to shift and roots will continue to grow back over time, a cleaning addresses the current state of the line rather than permanently solving the underlying vulnerability. That’s simply the nature of the material, and homeowners who understand this tend to have far better outcomes than those who assume a single cleaning is a permanent solution.
